Policies

Confirmed Reservations

A deposit of 25 per cent of the rental fee will be charged to your credit card at time of booking to hold your registration. Deposit is refundable up to 30 days before reservation date.
We accept VISA, MASTERCARD, DISCOVER, AMERICAN EXPRESS.

Final Payment

The final payment, which includes a $100 housekeeping fee and $250 damage deposit, is due 30 days before arrival.

Occupancy

With prior approval, we allow limited additional occupancy at the rate of $35 per night per person.

Check-In Time

Check-in time is 3pm.

Check-Out Time

Check-out time is 11am. A late charge of $100 will be charged after 11am and the full rate after 3pm.

Extended Stay

Pre-approved early check-in (2 hours maximum) and late check-out (2 hours maximum) is available for $40/hour.

Meals

Meals are not provided. Catering is available with prior notice.

Pets

Pets are not allowed. If a pet is discovered, you will be billed an extra $100 cleaning and deodorizing fee.

No Smoking Policy

An extra $100 cleaning and deodorzing fee will be charged if a guest ignores the no-smoking policy.

Damage Deposit

A $250 damage deposit will be due with final payment two weeks before arrival. The registered guest will be held responsible for any and all damage found to the lodge during and after departure. The damage deposit will be refunded within two weeks of your departure.

This property is privately owned and operated. We reserve the right to refuse service to anyone. We assume no responsibility for accidents or injuries to guests or vehicles.

In order to run the daily operations of the ranch, your host will stay at the ranch in nearby accomodations. This will allow your host to assist with your needs, while respecting your privacy.

Rates do not include state and local taxes.
Housekeeping fee: $100 per stay

Horseback riding

Guests with Horses

Guests are welcome to bring their own horses to ride our ranch, the Ozark Trail, the Mark Twain National Forest, or the nearby Berryman Trail. Our ranch is an ideal location for trail riding, with the Ozark Trail (Courtois section) passing right outside our front gate.

We have 4 barn stalls and several large corrals that can accommodate a number of horses. We are experienced horsemen who can assist with your horse needs. Call beforehand with questions or to make special arrangements.

Stalls: $10 per night
Corrals: $5 per horse per night
Negative Coggins test required

We do not offer grain or hay for sale.
